Georgian residence by investment, coordinated end to end.
Often compared to golden visa programmes, Georgia’s property and investor residence permits start at USD 150,000, include your family, and sit next to one of the few tax-residency programmes that needs no minimum stay. We coordinate the whole file with licensed Georgian counsel. The authorities decide.

The two routes, as the law sets them in 2026
| Route | Minimum | Who is covered | Where it leads |
|---|---|---|---|
| Residence by property | Property worth more than USD 150,000 equivalent in GEL, non-agricultural, valued by an accredited assessor | Applicant, spouse and children | Temporary residence permit, renewable while the property is held |
| Residence by investment | USD 300,000 equivalent in GEL invested in Georgia, or property above that value | Applicant, spouse, minor children and certain dependants | Investment permit; after five years holding qualifying property, an application for a permit for indefinite stay |
Thresholds changed in 2026 and are date-sensitive. Figures are verified with Georgian counsel at the time of your application, never assumed.
How Georgia compares
Not every programme buys the same thing. Georgia offers one of the lowest entry points among residence-by-investment routes, a territorial tax system and a separate tax-residency programme for high-net-worth individuals. It does not offer EU free movement or a direct citizenship route.
| Country | Typical minimum (2026) | Main route |
|---|---|---|
| Georgia | USD 150,000 (property) · USD 300,000 (investment) | Residence permit, family included; no citizenship by investment |
| Greece | €250,000 to €800,000 depending on zone and asset | Property; EU Schengen residence |
| Portugal | €500,000 | Regulated fund; property route closed |
| UAE | AED 2,000,000 (about USD 545,000) | Property; 10-year residence |
| Turkey | USD 400,000 | Property; direct citizenship route |
| Malta | About €170,000 all-in (lease route) to €470,000+ | Permanent residence programme |

What we coordinate
- Fit check: your objective (residence, family, tax residency, investment), budget and timeline, with a written next-step recommendation.
- Property or investment due diligence through STRATA Property: title, encumbrances, permits, contract review by Georgian counsel, accredited valuation.
- Immigration file prepared and filed with a licensed Georgian immigration lawyer, including family members.
- Sequencing with your other files: company or IE, right to work, HNWI tax residency, property. Separate processes, kept in the right order in one written file.
- Follow-up until the authority responds, and renewal or indefinite-stay planning afterwards.
By application only. Fees quoted in writing after the fit check; lawyer, valuation, government and property costs listed separately.
Who is independent, who is paid, who decides?
- STRATA is paid by you for a defined coordination scope, quoted in writing. No developer or agent commission.
- Licensed Georgian lawyers, accredited valuers and accountants work under their own engagement and fees, listed separately.
- The Public Service Development Agency and the Ministry of Finance make the decisions. We never present an application as an approval.
What is not guaranteed
- That a residence permit is granted or renewed, or that indefinite stay follows: the authority decides.
- Tax residency: a separate application or test, decided by the Ministry of Finance.
- Citizenship: not an investment route in Georgia.
- Property value, rental return, resale or financing.
- Any outcome in your current country of residence.
Questions private clients ask
Does Georgia have a golden visa?
Not under that name. Georgia offers residence permits based on property ownership (from USD 150,000) and on investment (from USD 300,000). They are often compared to golden visa programmes because the thresholds are low and family members are included, but there is no citizenship-by-investment route.
Does a residence permit make me a Georgian tax resident?
No. Tax residency is a separate test: 183 days in Georgia, or the high-net-worth programme by application, decided by the Ministry of Finance. We keep the two files separate and explain the order.
Can my family be included?
Yes. The property-based permit covers the spouse and children. The investment-based permit extends to the spouse, minor children and certain fully dependent persons. Each family member is assessed by the authority.
How long until permanent residence?
Holders of an investment-based permit backed by property worth more than USD 300,000 may apply for a permit for indefinite stay after keeping the property for five years. Citizenship is a separate, longer route. The authority decides every step.
What do you actually do?
We coordinate: the fit check, the property or investment due diligence with STRATA Property, the valuation by an accredited assessor, the file preparation with a licensed Georgian immigration lawyer, and the follow-up until the authority responds. The lawyer files; the authority decides; you keep a written file throughout.
